MPDBC undertakes diagnostic investigations to establish the nature, extent, and probable cause of defects, damage, and non-compliance in residential and mixed-residential buildings. Every investigation is conducted and recorded so the findings remain completely usable in negotiation, in proceedings, or in expert evidence.
What Our Service Includes
Systematic Inspection: Methodical recording of defects, damage, incomplete work, and departures from plans—photographically documented, dimensioned, and marked directly to plan.
Non-Destructive Testing: Advanced diagnostics using moisture meters, thermal imaging, humidity/surface temperature measurement, level/plumb deflection measurement, tap testing, borescope inspection, and drone imaging for restricted access.
Intrusive Investigations: Supervised invasive testing of wet areas, waterproofing membranes, cladding, roofs, gutters, subfloors, and framing—with a defined scope, clear make-good arrangements, and preservation of removed material as evidence.
Water Ingress Diagnosis: Staged diagnostic testing using flood, spray, hose, and pressure testing of showers, balconies, planters, windows, and roofs to isolate the exact water entry path rather than assuming it.
Historical Compliance Audits: Assessments against the exact regulatory requirements applicable at the date of construction—including contract documents, approved plans, the National Construction Code (NCC), referenced Australian Standards, and manufacturer specifications.
Causation Analysis: Critical evaluation of competing causes, separating design/documentation errors, product substitutions, poor workmanship, trade sequencing, lack of supervision, maintenance history, or occupant use.
Defect Classification: Prioritising findings by clearly separating defective work from consequential damage, incomplete work, fair wear and tear, maintenance obligations, and matters within tolerance.
Rectification Scopes: Developing practical rectification methodologies and scopes of work addressing project staging, extent of removal, material interfaces, temporary works, access, and occupancy (with indicative costings where instructed).
Hold-Point Inspections: Re-inspection during and after rectification, providing hold-point verifications against the agreed scope.

Scope Note: This service does not include structural, hydraulic, geotechnical, mechanical, or electrical design or certification, hazardous materials or asbestos surveys, timber pest inspections, land surveying, quantity surveying, or the issue of statutory certificates. Where such input is required, we will identify the issue and recommend an appropriately qualified practitioner. Unless separately instructed, this is not a pre-purchase inspection, condition report, or progress payment inspection.
How We Are Engaged
Our services are deliberately separated because the legal and ethical duties attaching to each role are fundamentally different:
Independent Expert Evidence is an overriding duty owed directly to the court or tribunal.
Technical Advocacy & Dispute Support is provided strictly for the benefit and strategy of the instructing party.
Forensic Investigation can support either role, provided the framework of the engagement is clearly stated from the outset.
Our Protocol
Before any work begins, MPDBC confirms in writing exactly which service is being provided, in what capacity, and for whose benefit. We conduct a rigorous conflict check against all involved parties, the property, the builders, and the instructing law firm.
Where a matter later requires independent expert evidence and MPDBC has already acted for a party in an advisory capacity, we do not change roles. To protect the integrity of your case, we will actively help you identify and brief an alternative independent expert instead.
